So many factors can affect the sale of your home such as timing, interest rates, etc.
There are, however, several things that are well within our control.
I will make it a priority to focus on the things we can control in order to sell your home for
the highest possible price in a timely manner.
A well-priced home combined with an effective marketing plan is the best place
to begin, but there are other things to keep in mind for a successful outcome:
Emotions can play a role: Your home is most likely filled with special memories. Maybe you raised your babies there? Maybe you designed every last detail of your home as a labor of love, and a product of your heart and soul. It is natural to feel emotionally connected to a home. But it is important to not let those emotions get in the way of your judgment as we are reviewing offers.
Help buyers see themselves in your home: Creating an inviting space will help buyers see themselves in your home. Remove items that are no longer useful to you and store personal items in order to allow buyers to imagine where their personal items will go. For example, de-clutter counter tops and bookcases. Small improvements such as a fresh coat of paint and new carpeting can go a long way to improve any space.
My role: As your agent I will implement an effective marketing plan, suggest ways to enhance the appeal of your home in order to create maximum interest, negotiate a good price, and close quickly.
Deciding on a price: This is the most pressing question for most people when thinking about selling their home. We will determine the most appropriate list price after a careful local market analysis. A detailed comparative market analysis using recent sales as well as active listings in your area will inform our decision. I will also keep in mind other determining factors such as the type of market we are in, inventory, current interest rates, etc. Pricing your home correctly is my goal and will be an important factor of a successful outcome.
Exposure, Exposure, Exposure: A major component of a successful marketing plan is reaching as many genuinely interested buyers as you can. From the moment you sign the listing agreement, I will hit the ground running to expose your home to as many buyers as possible using the MLS, coming soon announcements, agent previews of your home, social media campaigns featuring magazine quality photos of your home, Open House weekends, an eye-catching yard sign, beautiful brochures and more.
